Energy Performance Certificates [EPC]

Are you are selling or renting a property? As soon as the decision to sell or rent is made an Energy Performance certificate (EPC) or a Home Information Pack (HIP) should be commissioned. In addition when engaged in the construction or modification of a building an EPC is also required.

Commercial & Public Energy Assessment

All public sector buildings with a total useful floor area of 1,000 m2 are required by law to display a Display Energy Certificate (DEC) in a prominent place, clearly visible to the public from 1st October 2008.

A DEC may only be issued by an accredited energy assessor. It shows the energy performance of a building based on actual energy consumption (Operational Rating) recorded annually over the previous three years.

DECs are required to be updated each year and an Advisory Report to be generated on the first year of display and updated every 7 years.

Property Managers

By law property managers will need to have annual energy meter readings. It is advisable to start collecting meter readings now to ensure they have sufficient data ready. The law and is to be enforced by the Trading Standards Office and the penalty for failing to display a DEC at all times is in a prominent place clearly visible to the public is £500 and £1,000 for failing to have possession of a valid Advisory Report.
